Simplex Industries Inc. also known as Simplex Homes has experienced a steady growth of multi-family, commercial modular building products since 2012. An overview of this experience is narrated below.
With the down turn of residential housing starting in 2009, Simplex turned its attention to large scale multi-family modular projects. With the financing markets in a quandary, most townhouse/condominium projects were loosing steam before they could make it into the construction phase. The need for substantial presales to justify the approval of the lenders slowed development to a crawl. Emerging from the pile were several opportunities involving student housing projects. This led to the manufacturing of nearly 600 modules (or boxes) for Mansfield University in Mansfield, PA as well as the Villas at Happy Valley in State College, PA followed by an additional 103 modules for Suny Cobleskill in Cobleskill, NY and 168 modules for Suny Broome in Binghamton, NY. The multi-family/commercial modular burst was then pushed into the city of Philadelphia, PA with the success of 3 individual apartment buildings located in the Brewerytown section of Philadelphia compiled of over 158 modular boxes.
Philadelphia remains a very active area for modular construction with the completion of Bridgeview at the Waterfront as well as the soon to be constructed Elan Gardens in the Drexel University area of Philadelphia.
Senior housing has now emerged with projects currently under way in Northvale, NJ, Morris Plains, NJ and the first phase of Skyview Heights in Endicott, NY with more to come.
